Watkins Carter, LLC is an HOA and condominium association management company based in Meridian, Idaho. We work with volunteer boards anywhere in the state. Treasure Valley (Boise, Meridian, Nampa, Eagle, Star, Kuna, Caldwell) is home; Idaho is the map.
We are not a rental property manager and we do not lease apartments. We manage community associations: common areas, vendors, dues, meetings, and the work of keeping a neighborhood on track.

What we do
We run the business of your community so the board can govern. That means collections and financials, vendor coordination, CC&R and architectural administration, meeting support, and the after-hours issues that do not wait for Monday. Homeowners associations and condo associations: same discipline, different governing documents.

Yes. Watkins Carter prepares the monthly reports HOA boards actually use: budgets, profit and loss, cash balances, outstanding dues, and more. Those reports live in the customer portal so board members can pull them in real time instead of waiting on an email. That is part of association management for boards, not an add-on package.
Management fees are charged per door, typically around $5 per door per month. Smaller neighborhoods have a monthly minimum so the work still pencils. Every association is a little different, so we confirm the number when we see the community.
Yes. Watkins Carter can work alongside your board as much as the association prefers. Some Idaho HOAs want full-service management. Others want to keep landscaping, architecture, or social events in volunteer hands. You stay the board. We take the operations you do not want on the kitchen table: dues, vendors, notices, reporting, and the phone.

No. No neighborhood is too small. Watkins Carter works with small and large HOAs across Idaho. If you have a volunteer board that needs a manager, we will talk. Smaller communities have a monthly minimum, and we will tell you that up front.
The base fee is per door (typically around $5). Other charges are usually pass-through costs, such as postage for mailings to the neighborhood, not a surprise markup. Watkins Carter does not pile on mystery fees. If something will be billed through, we say so when we take the community on.
